In short
Clearing a plot after demolition covers removing remains, foundations to the agreed depth, slabs and buried rubble, cleaning the surface and basic levelling. Its cost depends on plot size, slope, what lies underground, access and the waste fractions. Pure vegetation clearing is not offered as a separate service: ask us about your case.

What does plot clearance cost after a demolition?
Plot clearance after a demolition is priced on what remains on and under the ground once the building has gone, and on the condition the site must be left in. A plot that only needs the last rubble swept up costs far less to finish than one with old foundations, a buried septic tank, terraces and paving across the garden and a slope that has to be evened out.
We include clearance as the final phase of the demolition, not as a separate job, because the same machinery and transport are already on site. The photo on this page shows the end point of one of our jobs: the building removed, the plot clear and taped off. Agreeing that end point in writing is the single most useful thing you can do before work starts. The guide what's included in a demolition quote and what isn't shows how to describe it.
What does clearing the plot include?
The scope of plot clearance should be described in the quote in terms you can check on photos. Three levels are typical:
| Condition | What it means | Typical use |
|---|---|---|
| Cleared of the building | Structure and rubble removed down to ground level; foundations left as agreed | New build where the next contractor will excavate anyway |
| Clean plot | Also slabs, paving and buried remains removed, surface cleaned | Plots for sale or kept empty for a while |
| Clean plot with basic levelling | As above, plus the ground roughly levelled with material on site | Plots that must look tidy and be safe to walk on |
Basic levelling after the demolition is a finishing task, not earthworks: it evens out the surface, but it does not replace excavation, compaction for a new structure or the levels a project requires. If your técnico has defined ground levels for a new building, give them to us and the quote will say what can be achieved within the demolition job.
What changes the cost of clearing a plot?
The main factors are plot size, slope, what lies below the surface, access and the type of waste produced. Of these, what lies below the surface causes most surprises.
- Old foundations and slabs: whether they come out completely or to a given depth.
- Buried rubble: earlier builders often buried their waste in the garden; it has to be dug out and sorted.
- Tanks and pits: septic tanks, cisterns and water tanks; if a tank is fibre cement, it is handled as asbestos.
- Paving and walls: terraces, paths, kerbs and low garden walls across the plot.
- Slope and terracing: hillside plots with retaining walls require care so that the ground stays stable.
- Soil: any surplus soil and stones leaves as its own fraction (17 05 04) and is heavy to transport.
The post costs owners wish they'd budgeted for includes buried rubble and hidden tanks among the items most often missing from owners' budgets.
Because nobody can see underground before digging, a fair quote does two things: it prices what is visible or documented, and it states how anything unexpected will be handled, for example by unit price per load or per cubic metre, measured and photographed before it is removed. That way an owner abroad can approve an extra from a photo rather than finding it on the final invoice.
What about clearing vegetation?
Clearing vegetation on its own, without a demolition, is not something we offer as a separate service; if that is what you need, ask us about your case and we will tell you honestly whether it fits. When a demolition is involved, removing the remains and leaving the plot clean is part of our job.
Owners have duties here regardless of who does the work. Solares must be kept clean and safe; otherwise the town hall can order the clearing and carry it out at the owner's expense, as the Málaga and Mijas ordinances provide. In Andalusia, land within 400 metres of forest areas lies in the Zona de Influencia Forestal and carries fire-prevention duties under Ley 5/1999. Our sister site explains what that means in practice in plot clearing and fire prevention rules.
Leaving a plot ready for sale or a new build
The right finish depends on what happens next. If you are selling, a clean, level plot with no visible remains photographs well and avoids questions from buyers about what is buried. If you are building, the new contractor will excavate anyway, so removing foundations that will be dug out again may be money spent twice.
Talk to your técnico before you agree the scope: they know whether the new project reuses any part of the old foundations, what levels are needed and whether the waste management documentation for the demolition must cover the clearing. In either case, keep the waste delivery receipts; they are also what the town hall needs to return the waste deposit. For the demolition of the building itself, see house demolition cost, and for gardens with a pool, pool removal cost.
How to get a plot clearance quote
Plot clearance is quoted together with the demolition, so send everything in one request: photos of the building and of the whole plot, including corners, terraces, tanks and any piles of old rubble; the approximate plot size and slope; the municipio; and the condition you want at the end.
The calculator covers the building and outdoor elements such as slabs, terraces and walls, which gives you a first range for most of the clearance work. If you are abroad, we finish with a set of photos of the cleared plot so you can check the agreed condition before the final payment. The guide stage payments and written contracts for demolition explains how to tie that last payment to the finished site.
Frequently asked questions
How much does it cost to clear a plot after demolition?
It depends on plot size, slope, foundations and buried remains, paving and the finish you want. We price it as the last phase of the demolition quote.
Do you clear plots without demolishing anything?
Vegetation clearing on its own is not a separate service of ours; tell us what you need and we will tell you whether it fits.
Is levelling included in plot clearance?
Basic levelling with material on site can be included. It is not earthworks or compaction for a new structure.
Should the old foundations be removed?
It depends on the next project. Ask your técnico: if the new build excavates anyway, removing them twice may not make sense.
What if you find buried rubble?
It is dug out, sorted and taken away. The quote should say how unexpected buried material is measured and priced.
Can the town hall make me clear my plot?
Owners must keep solares clean and safe; otherwise the town hall can order the clearing and carry it out at the owner's expense.
What is the Zona de Influencia Forestal?
In Andalusia, land within 400 metres of forest areas, where owners have fire-prevention duties under Ley 5/1999.
What happens to the soil removed from the plot?
Surplus soil and stones leave as a separate fraction (17 05 04) to an authorised facility, with delivery receipts.
Can I check the cleared plot from abroad?
Yes. We send photos of the finished site so you can confirm the agreed condition before the final payment.
Is a septic tank removed as part of clearance?
It can be, if listed in the scope. If it is fibre cement, it is handled as asbestos by a RERA-registered company.
