Demolition calculator: estimate your cost range before asking for a quote
How the calculator works, how to measure your job and what the indicative range before VAT does and does not tell you.
Demolition prices, Costa del Sol
The demolition cost of a house, pool, interior or warehouse in the provincia de Málaga depends on a handful of measurable factors. This site shows you which ones, gives you an indicative range with the calculator and turns your details into a written quote.

In short
A demolition cost is driven by the volume and type of structure, access for machinery, the amount and type of waste, any asbestos, and the paperwork around the job. Our calculator returns a rounded range before VAT; the binding figure is a written, itemised quote prepared after we have seen photos, measurements or the site.
Indicative range, VAT not included. Not an offer: the binding quote is given in writing after seeing the job.
Each page explains what moves the price for that kind of work, what a fair quote should list and what the calculator can and cannot estimate.

Which square metres count, why per-m² figures vary so much and how to compare them without being misled.
Full pool removal or infill: the factors behind the cost, what a fair pool quote lists and what to send us.
Uralita roofs, pipes and tanks: what drives the cost of asbestos removal, who may do it and how it fits into your demolition quote.
Skips, bags or a lorry: what really drives the cost of removing rubble and why sorting and receipts matter.
Partitions, tiles, ceilings and wall removal: what moves the cost of an interior strip-out and what a fair quote lists.
Warehouses, sheds, slabs and foundations: the factors behind industrial and concrete demolition cost.
What clearing a plot after demolition includes, what changes its cost and how to agree the finished condition of the site.
Request a written demolition quote: what to send, what happens next and what the offer will contain.
Floors, structure, basement, access, pool and uralita: what really drives the cost of demolishing a house or villa.
There is no single price for a demolition: the cost is the sum of labour, machinery, transport, waste handling and the time the job occupies on site, and each of those changes with the property. Two villas with the same floor area can end up with very different quotes because one has a basement, a tight access lane and an old uralita roof, while the other sits on an open plot with room for an excavator and a truck.
The factors that carry the most weight are, roughly in this order:
That is why this site does not publish price lists. A table of figures would either be so wide that it tells you nothing, or so narrow that it would be wrong for most properties on the Costa del Sol. Instead, the demolition calculator applies these factors to your own measurements, and the written quote then corrects the range with what we see in your photos or on site. The guide how a demolition quote is built breaks the calculation down line by line.
The calculator gives you a rounded range for the work you describe, before VAT, in a few minutes and without having to talk to anyone. It is designed for the first question every owner has, which is whether the job is a small, medium or large outlay, so you can decide whether to go ahead, ask your architect or budget for it next year.
It works with five job types: a house or building, an interior strip-out, an industrial building, outdoor work (slabs, terraces, walls and built pools) and rubble only. For each one you enter quantities you can measure or read from your plans: square metres of floor area, number of floors, metres of wall or slab, the floor of the flat, the number of skips. You can also flag a basement or a uralita roof, which changes the range noticeably.
What the calculator cannot see is the detail that only appears in photos or on a visit: a narrow street where a lorry cannot stop, a party wall that needs propping, a pool shell thicker than usual, mixed waste that cannot be sorted, or a garden full of rubble left by previous builders. The range is therefore an orientation, not an offer. The page how the demolition calculator works explains every field, and the article who the calculator is for, and when it isn't enough tells you when to skip straight to a quote.
A demolition quote you can rely on states, in writing, exactly what will be demolished, how, what happens to the waste and what remains outside the price. If any of those four points is missing, you are not comparing quotes, you are comparing guesses.
Our quotes are itemised so that an owner abroad, a property manager or an architect can check them line by line. As a rule they set out:
Just as important is the list of exclusions. We are a contractor: we do not draft projects, sign technical reports or obtain licences, so the técnico's fees and the municipal procedure sit outside our price, and the quote says so. Read what's included in a demolition quote and what isn't before you sign anything, and use the demolition quote request when you are ready.
Demolition work is generally taxed at the standard 21 % IVA (Spanish VAT). Certain renovation and repair works on private homes may qualify for the reduced 10 % rate if the conditions of the Ley del IVA are met, so the rate depends on the job and on who the client is, not on the contractor's preference.
In practice this has three consequences for you as an owner:
Owners comparing a Spanish quote with prices back home often forget this step. A figure quoted with VAT and another quoted without it can look very different while describing the same work. Put every offer on the same basis, net of VAT, before you compare. The Agencia Tributaria publishes guidance on the VAT rate for works on homes, which your adviser will know.
Each kind of demolition has its own cost logic, which is why this site has a separate page for each one rather than a single price per square metre.
If your job mixes several of these, which is common on older properties (a house, a pool, a garage with a fibre cement roof and a garden full of old paving), the quote combines them, and the combined figure is often lower than the sum of separate jobs because machinery and transport are mobilised once. For the technical side of each job, our sister sites go deeper: house and villa demolition, pool infill and uralita roof removal.
Compare quotes on scope, method, waste and exclusions first, and only then on the total. A lower figure that leaves out waste disposal, the asbestos phase or the clearing of the plot is not cheaper, it is incomplete, and the missing items usually reappear as extras once the machine is on site.
Owners who manage a property in Marbella, Mijas or Nerja from the United Kingdom, Scandinavia or Germany face a particular difficulty: they cannot walk round the site with each contractor. A few habits close most of that gap:
The guide how to compare demolition quotes turns this into a side-by-side method, and the post mistakes when asking for a demolition quote from abroad covers the most common errors. If you need someone to coordinate the whole process for you, see managing a demolition from abroad.
Demolition is normally paid in stages linked to visible progress, set out in the written quote or contract before work begins. Paying everything upfront leaves you with no leverage; paying everything at the end is rarely accepted by a contractor who has to pay for machinery, transport and waste delivery as the job advances.
A sensible structure ties each payment to a milestone you can verify, if necessary through photos sent to you abroad:
The exact split depends on the size and duration of the job and is agreed with you case by case; we do not work with a fixed percentage. What matters is that each stage is described clearly enough for both sides to agree when it has been reached. Bank transfer to a Spanish account is the usual method, and every payment is invoiced with the VAT rate shown. The guide stage payments and written contracts for demolition explains what a demolition contract should say about payments, changes and extras.
Several costs linked to a demolition are paid by the owner to other people and never appear in a contractor's price. Knowing them in advance is the easiest way to avoid an unpleasant surprise in your total budget.
For the permit side in detail, the guide on demolition permits in Andalusia on our sister site sets out when a declaración responsable is enough and when a licence is required.
Presupuesto Demolición is run by Bauman Raymond Attila, a sole trader (autónomo) registered in Marbella, who carries out demolition across the provincia de Málaga: manual, mechanical and combined, from a single wall or a kitchen strip-out to whole houses, pools, outbuildings and industrial buildings, including the removal of the rubble. The person who prices the job is the same person responsible for doing it, which keeps the quote realistic.
The process is simple. You run the calculator or go straight to the form, you send photos and measurements, and we come back with questions or a proposal to visit the site. The written quote follows, itemised and with the VAT rate stated. Once you accept it and your técnico has the paperwork in order, we agree the dates with you and, where there is one, with your architect. During the job you receive photo updates, and at the end you get the waste delivery receipts. You can write to us in English at any stage, by e-mail or WhatsApp, or start right now on the quote page.
Pick the job type, enter your measurements and get a rounded range before VAT to see what order of cost you are facing.
Use the quote form to send photos of the building and access, approximate measurements, the municipio and your preferred dates.
We reply with any questions or a site visit proposal, then an itemised quote with scope, method, waste, exclusions and VAT.
Your técnico prepares the documentation and the owner files the declaración responsable or licence with the ayuntamiento.
We carry out the work on the agreed dates, sort the waste on site and keep you informed with photos if you are abroad.
The site is left in the agreed condition and you receive the waste delivery receipts with the final invoice.

It depends on the floor area, the number of floors, the structure, the access for machinery, the waste volume and whether there is asbestos. Enter your data in the calculator for a range before VAT, then ask for a written quote for a binding figure.
Because a published figure would be wrong for most properties: access, structure and waste change the cost far more than the floor area alone. The calculator applies those factors to your own measurements instead.
No. It is an indicative, rounded range with VAT not included. The binding price is the written quote we prepare after seeing photos, measurements or the site.
No, the range is always shown before VAT because the applicable rate depends on the job and the client. The written quote states the rate separately.
Demolition work is generally taxed at the standard 21 % IVA. Some renovation or repair works on private homes may qualify for 10 % if the Ley del IVA conditions are met; your quote states which rate applies.
For small, clearly documented jobs we can often quote from good photos and measurements. For whole houses, basements, difficult access or suspected asbestos we normally need to see the site first.
No. Quote requests are without obligation: you receive the written quote and decide whether to accept it, compare it or put the project on hold.
Yes. You can write to us in English or Spanish by e-mail or WhatsApp, and the quote can be explained to you in English.
We agree a way of keeping you informed before the start, usually photo updates by WhatsApp or e-mail at each stage, so you can verify milestones before stage payments.
Photos of every side of the building and the access, approximate measurements, the municipio, whether there is a basement or uralita, and your preferred dates. The quote page lists everything.
Yes, our quotes include sorting the waste on site, loading it and delivering it to an authorised facility, and you receive the delivery receipts. The quote states it explicitly.
No. The proyecto or memoria técnica and the safety and waste studies are prepared and signed by a técnico competente you engage. We work with that documentation.
No. The owner and their técnico file the declaración responsable or apply for the licence with the ayuntamiento. We can tell you which documentation the ayuntamiento usually asks for and coordinate dates with your técnico.
Usually because they describe different jobs: one includes waste disposal, asbestos or clearing the plot and the other does not. Compare scope, method and exclusions before the total.
Often yes, because machinery, transport and site set-up are mobilised once. Combining a house, a pool and outbuildings in one quote usually costs less than three separate jobs.
In stages linked to visible progress, agreed in writing before work starts: typically a booking payment, a stage payment and a final payment on handover. The split depends on the job.
It adds a separate phase: a RERA-registered company working as our subcontractor removes the asbestos under its own approved work plan before the demolition. How much it adds depends on the quantity and its position.
Yes, the town hall requires a fianza or guarantee for construction and demolition waste. The amount depends on the municipal ordinance and it is returned when delivery to an authorised manager is proven.
