Uralita and fibre cement

Asbestos removal cost: what drives the price of removing uralita

The asbestos removal cost depends on how much asbestos cement there is, where it is and how it has to be packed and disposed of. In the provincia de Málaga the most common case is an old uralita roof on a house, garage or warehouse.

  • Asbestos phase priced separately in the quote
  • Done by a RERA-registered subcontractor
  • Hazardous waste never mixed with rubble
  • We coordinate the rest of the demolition

In short

Asbestos removal is priced as a separate phase before the demolition: a RERA-registered company working as our subcontractor prepares the work plan, removes and packs the material and hands it to an authorised manager as hazardous waste. Quantity, height, access and the type of element drive the cost.

What does the cost of asbestos removal depend on?

The cost of removing asbestos depends on the quantity of material, the type of element, its height and accessibility, and the protection measures the work plan requires. A few sheets of uralita on a low garden shed and a large fibre cement roof on a warehouse are both asbestos jobs, but they share almost nothing in effort and cost.

The most common asbestos cement elements in the provincia de Málaga are corrugated asbestos cement roofs (uralita) on houses, garages, porches and agricultural or industrial buildings, followed by water tanks, downpipes, flues and buried pipes. Each type is removed differently: roof sheets are unfixed and lowered whole where possible, while tanks and pipes may need cutting free with methods that avoid breaking the material.

Who may remove asbestos, and how do we organise it?

Only companies registered in the RERA (the official register of companies at risk of asbestos exposure) may demolish or remove materials that contain asbestos, and they must work under a plan de trabajo approved by the labour authority of the province where the job is carried out. In Andalusia the RERA is kept by the Junta de Andalucía.

The rules have recently been renewed: Real Decreto 847/2026, in force since the end of October 2026, sets the minimum health and safety requirements for work with asbestos exposure and replaced Real Decreto 396/2006, which is no longer in force.

The retirada de amianto is carried out by a RERA-registered company working as our subcontractor; we coordinate the rest of the demolition. That company prepares and files the work plan, removes and packs the material under its own plan, and delivers it to an authorised manager. Your quote shows the asbestos phase as a separate block so you can see it clearly. Our sister site explains the register in the RERA register explained.

What goes into the price of an asbestos phase?

An asbestos phase is more than taking sheets off a roof. The cost reflects several steps, each of which takes time and materials:

  1. Assessment and work plan: identifying the materials, measuring them and preparing the plan de trabajo for approval by the labour authority.
  2. Preparation: marking off the area, protective equipment for the workers and, where needed, measures to keep fibres from spreading.
  3. Removal: unfixing and lowering sheets or cutting free tanks and pipes with methods that avoid breaking the material.
  4. Packing and labelling: wrapping and sealing the material as hazardous waste.
  5. Transport and disposal: delivery to an authorised manager under code 17 06 05* (construction materials containing asbestos), kept separate from every other waste.

Asbestos waste may never be mixed with ordinary rubble. That rule protects you as well: mixed waste contaminated with asbestos would turn an entire skip of rubble into hazardous waste, with a far higher disposal cost.

For an owner abroad, the paperwork produced in this phase is worth keeping with the rest of the property file: the approved work plan identifies who did the job and under which conditions, and the delivery documents show that the material reached an authorised manager. If you sell the property later, or a técnico prepares a project for new works, that record answers questions a buyer or an architect is likely to ask about the old roof.

Uralita roof, pipes or small pieces: how the cost changes

The uralita roof removal cost is driven mainly by roof area, height and the condition of the sheets. Large, intact sheets on an accessible roof are the most straightforward case; brittle, broken or painted sheets, roofs above occupied rooms or roofs that cannot carry a person's weight need more preparation and slower work.

  • Roofs: area, pitch, height, whether a lifting platform is needed and what is underneath.
  • Water tanks: position (on a roof, in an attic, buried) and how they are connected.
  • Pipes and flues: length, whether they run through walls or underground, and whether the surrounding demolition can expose them first.
  • Small loose pieces: broken sheets in a garden or old fragments in rubble still have to be handled as asbestos waste.

Removing the roof is only half of the decision; the other half is what replaces it if the building stays. Our sister site discusses the options in replacing a uralita roof after removal.

Can I remove asbestos myself to save money?

No. Removing or demolishing materials containing asbestos is reserved to RERA-registered companies working under an approved work plan, and asbestos waste must reach an authorised manager. Doing it yourself, or letting a builder without that registration do it, exposes you and others to the fibres and leaves you with waste you cannot legally dispose of.

It is also a false saving in pure cost terms. If uralita is broken up and ends up mixed with the rest of the demolition rubble, the whole mixed load has to be treated as contaminated. The post costs owners wish they'd budgeted for includes this case among the most expensive surprises in a demolition budget. Asbestos inside a wider demolition: one quote, the right order

When asbestos is part of a larger job, for example a villa with a uralita garage or a warehouse with a fibre cement roof, it is removed first and separately, and the demolition only starts on those elements once the asbestos phase is finished. Planning both together avoids a second mobilisation and keeps the sequence correct.

In the calculator, tick the uralita option in the house or industrial tab and the range will include an allowance for this phase. For a binding figure, send photos of every asbestos element and its surroundings. The page house demolition cost covers the rest of a residential job, industrial demolition cost the warehouse case, and the guide waste management costs and deposits explains why delivery receipts for each waste stream matter.

Frequently asked questions

How much does it cost to remove a uralita roof?

It depends on the roof area, height, the condition of the sheets and access. Enter your data in the calculator with the uralita option for a range, then ask for a written quote.

Who is allowed to remove asbestos in Spain?

Only companies registered in the RERA, working under a plan de trabajo approved by the labour authority of the province.

Are you RERA-registered?

No. Asbestos removal is carried out by a RERA-registered company working as our subcontractor, which prepares and executes its own approved work plan; we coordinate the rest of the demolition.

Is asbestos removal priced separately?

Yes. The asbestos phase appears as a separate block in the quote so you can see exactly what it covers.

Why is asbestos disposal so specific?

Asbestos waste is hazardous (code 17 06 05*), must never be mixed with other waste and has to be delivered to an authorised manager.

Can a few broken uralita sheets go in the rubble skip?

No. Even small pieces must be handled and disposed of as asbestos waste, separately from the rubble.

Which law regulates asbestos work now?

Real Decreto 847/2026, in force since the end of October 2026, which replaced Real Decreto 396/2006.

Do I have to remove my uralita roof by a certain date?

Ley 7/2022 obliges town halls to draw up a census of installations and sites with asbestos and sets a 2028 horizon for higher-risk public buildings. For your own property, ask your técnico what applies; the decision to remove is usually about safety and future works.

Does the asbestos phase delay the demolition?

It has to come first, and the work plan must be approved and the start notified in advance, so it is built into the schedule from the beginning.

Can you quote asbestos removal from photos?

We can give a first assessment from clear photos and measurements; the RERA-registered company confirms the details for its work plan.
