Cost & pricing

How much does it cost to demolish a villa on the Costa del Sol in 2026?

The cost to demolish a villa on the Costa del Sol in 2026 is not a number you can look up: it is built from the size and structure of the house, how a machine reaches it, what it is made of and how much waste leaves the plot. This post shows how those pieces turn into a range, and how the range becomes a price.

Updated: 29/10/2026

In short

Demolishing a villa on the Costa del Sol costs whatever its volume, structure, access, waste and any asbestos add up to, so two villas of the same size can be priced very differently. Our calculator turns your measurements into a rounded range before VAT; a written, itemised quote based on photos or a visit gives the figure you can sign.

Is there a typical price to knock down a villa in 2026?

No honest contractor can give a typical price for a villa demolition, because the word «villa» covers everything from a single-storey 1970s bungalow on a flat plot to a three-level house with a basement garage cut into a hillside. What can be given is a method: a fixed list of factors, each measured on your property, that together produce a range, and then a written quote that replaces the range with a figure.

That is the approach this site takes. Instead of a headline figure that would be wrong for most readers, the demolition calculator asks for the data that actually drives the cost and returns a rounded band with VAT not included. The rest of this post explains what sits behind that band, so you can read it critically rather than take it on trust.

Which factors decide the cost of a villa demolition?

Six factors explain most of the difference between one villa demolition and the next. They are listed here roughly by how much they usually move the result:

  1. Built volume. Floor area multiplied by the number of storeys is the starting point, but height matters too: double-height living rooms and thick flat roofs add material that a plan in square metres does not show.
  2. Structure. A reinforced concrete frame with slabs takes longer to break and produces heavier waste than a house of load-bearing brick with a timber and tile roof. Steel inside concrete also has to be separated.
  3. Below ground. Basements, retaining walls, deep footings, septic tanks and buried pipes are invisible in photos and often the biggest single variable.
  4. Access. Whether a full-size excavator and a lorry can drive to the house, or the work needs a smaller machine, more trips and more hand work, changes the number of days on site.
  5. Waste. Tonnage, how cleanly it can be separated, and the distance to an authorised facility. Clean concrete and brick are handled very differently from mixed waste.
  6. Hazardous materials. Uralita (asbestos cement) on roofs, chimneys, tanks or pipes has to be removed first, as its own phase.

Around these six sit the extras that belong to the plot rather than the house: a pool, a pool house, garden walls, terraces and old paving. Each one can be added to the same job; see pool removal cost for how the pool part is priced.

How does the calculator turn your villa into a range?

The calculator does not guess: it applies the same factors in a fixed order to the numbers you enter, then rounds the result into a band. The band is wide on purpose, because the inputs you can give from abroad are approximate and some cost drivers are only visible on site.

What you enterWhat it changes in the range
Built floor area and number of floorsThe base volume of material to demolish and remove
Basement: yes or noExtra excavation-side work, more concrete and a slower final phase
Uralita roof: yes or noAdds the separate asbestos phase and its hazardous waste route
Job type (house, outdoor works, rubble only…)Selects the cost logic: whole building, slabs and walls, or loading only

What the band deliberately leaves to the quote: the access lane, the slope, how close the neighbours are, the exact roof build-up, and the condition you want the plot left in. If your villa is unremarkable on all of those, the quote tends to land comfortably inside the band. If it is unusual on several, expect the quote to sit towards the upper part, or outside it, and expect us to ask for more photos first. The page how the demolition calculator works explains every field in detail.

Why access and terrain weigh so much on the Costa del Sol

Many villas between Manilva and Nerja were built on terraced hillsides, inside urbanizaciones with narrow internal roads, barriers and weight limits, or behind gates that a lorry cannot pass. On those plots the demolition method follows the access, and the method drives the days on site.

  • A plot reached only by a steep, single-lane road may need a compact excavator and smaller trucks, which means more loads for the same tonnage.
  • A house built against a retaining wall or a neighbour's boundary is taken down more slowly near that edge, often partly by hand, so the wall is not disturbed.
  • Where the lorry cannot stop at the gate, material is moved across the plot first, and if a skip or lorry has to stand on the street an authorisation to occupy the public road is needed.
  • Gated communities often have rules on working hours and on vehicles entering; we work within them, but they shape the schedule.

None of this shows up in a floor area. It is the reason a photo of the access, taken from the street and from the gate, is worth more for pricing than an exact square-metre figure.

What has changed in 2026, and how does it reach your budget?

The rules around demolition did not make villas cheaper or dearer overnight, but they changed how the work is organised, and organisation is cost. Four points matter for a 2026 budget:

  • Selective demolition is the norm. Under Ley 7/2022 selective demolition has been mandatory since 1 January 2024, and non-hazardous waste must be sorted into fractions such as wood, mineral materials, metals, glass, plastic and gypsum. Sorting takes time on site, and it is part of every price we give.
  • Paperwork is lighter for most villas. Since Decreto-ley 3/2024 the demolition of a building that is not protected is done by declaración responsable in Andalusia; protected buildings or settings still need a licencia. Your técnico prepares the documentation and you file it, so its cost sits outside our quote.
  • Asbestos has a new regulation. Real Decreto 847/2026, in force since late October 2026, now governs work with asbestos exposure. Only a RERA-registered company may remove it, under a work plan approved by the labour authority, which in our jobs is a RERA-registered subcontractor; see asbestos removal cost.
  • The waste guarantee. The town hall requires a fianza or guarantee for demolition waste, returned once delivery to an authorised manager is proven. It is not a contractor cost, but it ties up money until the job is closed.

For the permit side, our sister site explains when a declaración responsable is enough and when a licence is needed.

Which villa costs are not in a demolition quote?

A demolition quote covers the demolition, the waste and the condition the plot is left in. The owner's total budget is wider. Before you compare our range with your savings, add these lines, which other people charge you:

  • the técnico competente who drafts and signs the proyecto or memoria técnica, the estudio de seguridad y salud and the estudio de gestión de residuos;
  • the municipal procedure and any fees or taxes the ayuntamiento applies to it (to be verified with your ayuntamiento);
  • disconnecting electricity, water and gas, which you arrange with the suppliers before we start;
  • the waste guarantee, refunded later;
  • VAT, which the calculator excludes and the written quote states separately.

The post costs owners wish they'd budgeted for goes through each of these with the questions to ask, and the guide what's included in a demolition quote and what isn't shows how a well-written quote lists its exclusions.

How to get from a range to a figure you can plan with

The calculator answers whether the project is affordable in principle; the written quote answers what it will cost. Moving from one to the other takes four steps, all of which can be done from abroad:

  1. Run the calculator with your floor area, floors, basement and roof type, and keep the band as your first budget line.
  2. Send photos of every façade, the roof, the access from the street, the gate and the garden, plus plans if you have them.
  3. Answer our follow-up questions, or agree a site visit for basements, slopes, party walls or suspected uralita.
  4. Receive the itemised quote with scope, method, waste route, exclusions and VAT, and compare it line by line with any other offers.

You can start with the house and villa demolition cost page or go directly to the demolition quote request. Everything can be handled in English, by e-mail or WhatsApp. If you want the technical side of the job explained first, our sister site covers house and villa demolition from start to finish.

Frequently asked questions

How much does it cost to demolish a villa in Spain in 2026?

It depends on built volume, structure, basement, access, waste and any asbestos, so there is no fixed figure. The calculator gives a rounded range before VAT and a written quote gives the binding price.

Why is my villa's range so wide?

Because some of the biggest cost drivers, such as access, slope, foundations and the exact roof build-up, cannot be read from a floor area. Photos and, where needed, a site visit narrow it into a quote.

Does a basement make a big difference?

Usually yes. A basement adds heavy concrete, retaining walls and a slower final phase, which is why the calculator asks about it separately.

Is a concrete-frame villa dearer to demolish than a brick one?

In most cases it takes longer and produces heavier waste, because slabs and columns have to be broken and the steel separated. The difference shows up in machine time and transport.

Can the pool be demolished in the same job?

Yes. Adding the pool, pool house, terraces or garden walls to the same job means machinery and transport are mobilised once, which usually costs less than separate jobs.

Does the calculator know if my villa has uralita?

Only if you tell it. Tick the uralita option if you see corrugated grey sheets, flues or tanks; the range then includes the separate asbestos phase.

Who removes the asbestos from a villa?

A RERA-registered company working as our subcontractor removes it under its own work plan approved by the labour authority. We coordinate the rest of the demolition around that phase.

Do I need a licence to demolish a villa in Andalusia?

Since 2024 the demolition of a building that is not protected is done by declaración responsable; protected buildings, protected settings and archaeological zones still need a licencia. Your técnico and the ayuntamiento confirm which applies.

Is the técnico's fee part of your price?

No. The técnico competente is engaged by you and drafts and signs the technical documentation. Our quote lists this as an exclusion.

Is VAT included in the range?

No, the calculator always shows the range with VAT not included. The written quote states the applicable rate separately.

Can you quote a villa demolition from photos only?

For a simple single-storey house on an open plot, good photos and plans are often enough. For basements, slopes or shared walls we normally need a site visit first.

Want a figure you can actually plan with?

Run the calculator for a range, then send photos and measurements for a written quote. No obligation, in English or Spanish.
